We plan on keeping the property long term. ADUs will be rentals – no plan at this time for any family use, except the garage ADU is designed so one bedroom could be used as an office or spare bedroom.
Trying to be as cheap as possible but also considering long term maintenance costs.
The ADUs will not have separate electric or water meters.
Building is situated with the roof facing south – this is for maximum solar and it gives each unit a 300-400 square foot yard area. The roof is a single plain without any penetrations.
Slab is insulated even though here it is not required if there is no in floor heating.
We are considering/planning a polished concrete floor.
The distance from the street is somewhat challenging – we will need fire sprinklers and the sewer slope will need to be 1%. (City has approved). Sewer depth 200’ upstream is about 5’ 10”.
